We’ve been moving through New England, analyzing ZIP codes in terms of their home values, and going state by state to identify the most expensive ones. Recently, we checked out the most expensive ZIP codes in Connecticut and Maine. Now, we are going to take a look at Vermont’s most expensive ZIP codes.

So, read on to find out the most expensive ZIP codes in Vermont in 2024, based on data from Zillow’s home value index and the Census Bureau.

The Most Expensive ZIP Codes In Vermont

Using data from Zillow’s home value index, plus the Census Bureau’s 2023 American Community Survey, we analyzed thousands of ZIP codes across the country. We’ve been identifying the most expensive ZIP codes on various geographic levels, including on the state-level and on the city-level. Here, we’re going on the state-level with what are the most expensive ZIP codes in Vermont.

As part of our analysis, we took into consideration the latest monthly home values Zillow has — December 2024 — as well as the average of 12 months of median home values from January 2024 to December 2024, in order to gain a more complete picture.

Below are the 20 most expensive ZIP codes in Vermont.

The Top 5 Most Expensive ZIP Codes In Vermont

The No. 1 most expensive ZIP code in Vermont is 05071, covering a notably rural area, South Woodstock (itself part of the town of Woodstock). This ZIP code is southwest of Hartford, Vermont, which lies on the New Hampshire border opposite Lebanon. What makes ZIP code 05071 so intriguing from our perspective is that this is a place that clearly saw its home values surge only very recently. This can be seen in the total disconnect between local incomes and home values. The median household income in 05071 is $111,538, while the average household income is $99,666. These incomes are not low, but they are out of proportion with property values in the area. The median home value in December 2024 was $967,805, up 2.1% from the previous December — making the median home value roughly 10-times the average household income.

The No. 2 most expensive ZIP code in Vermont is 05672. It is centered on Stowe, a beautiful, scenic town east of Burlington, and thus east of Lake Champlain. Home value appreciation here has been staggering. From a home value of $577,677 in December 2019, the median soared by 63.2% over the next five years, reaching $942,691 in December 2024. The most insane year-over-year growth was from 2020 to 2023: The median home value was $655,936 in December 2020, but by December 2023 it had reached $878,860.

The No. 3 most expensive ZIP code in Vermont — 05445 — is on Lake Champlain, south of Burlington. This ZIP code combines the best aspects of rural New England with the best aspects of any one of America’s beautiful lake towns. ZIP 05445 is centered on the town of Charlotte. Incomes here are high — $136,385 median household income and $165,858 mean household income — but more balanced than in some of the other most expensive ZIP codes we’ve looked at nationally. For instance, the percentage of households that earn $200,000 or more a year is 24.6%, with 18.6% earning between $150,000 and $200,000, and 25.7% earning between $100,000 and $150,000. In countless other expensive ZIP codes we’ve analyzed, this breakdown might be more on the order of 50% of households earn $200,000 or more, 15% earn $150,000 to $200,000, and every other income bracket having single-digit percentages. Home values here appreciated by more than 50%, from a median home value of $540,760 in December 2019 to $826,777 in December 2024.

The fourth most expensive ZIP code in Vermont is 05067, which covers South Pomfret, west of Hartford and the New Hampshire border, as well as just north of the No. 1 most expensive ZIP code, 05071. ZIP code 05067 is overwhelmingly rural, but has seen a surge in interest since the pandemic first hit in 2020. Home values consequently went up. The median household income here is $115,089, while the average household income is $117,986. The median home value in 05067 is $767,693, as of December 2024, which is up 4.2% from the previous December.

The No. 5 most expensive ZIP code is 05251, which is centered on Dorset in Bennington County. The ZIP code stretches from South Dorset in the south, up to North Rupert in the north. It’s not far at all from the New York border. The median household income in 05251 is $102,216, while the average household income is $165,010. Like the other most expensive ZIP codes in Vermont, incomes are high, but not unbalanced: 21.6% earn $200,000 or more, 16.1% earn $150,000 to $200,000, and 19.1% earn $100,000 to $150,000. Home values grew dramatically in ZIP code 05251. The median home value was $485,803 in December 2019. By December 2024, it had risen by 57.3%, to reach $764,344 that month.
