ZIP codes can reveal a lot of wealth. They’re useful in this regard because of their unique geographical scope. Sometimes a ZIP code will encompass an entire town or city. Other times, ZIP codes are much smaller, just a portion of a city, or sometimes a tiny tract of houses. Because of this, we can identify areas of wealth that are often shrouded in means, medians, and overall aggregations.

For this article, we wanted to breakdown the most expensive ZIP codes in Utah. Like many Rocky Mountain states, the geography is considerably varied. Vast tracts of empty mountaintops coincide with densely populated ski towns and suburbs in green valleys. Read on to find out the most expensive ZIP codes in Utah in 2024, based on the latest data from Zillow’s home value index.

The Most Expensive ZIP Codes in Utah

Relying on data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey, we analyzed thousands of ZIP codes across the U.S. as part of a general survey. From there, we focused our attention on Utah. The Zillow home value index tracks (as of November 2024) the home values of 184 ZIP codes in Utah. As part of our analysis, we took into consideration the latest monthly home values Zillow has — November 2024 — as well as the average of 12 months of median home values from December 2023 to November 2024.

The Top 5 Most Expensive ZIP Codes in Utah

ZIP code 84060 is the most expensive one in Utah. This ZIP code covers Park City, which is an affluent ski town. Given that the area is a well-known resort spot, it shouldn’t be surprising how expensive and wealthy this ZIP code is. The median household income is high, at $132,412, but it’s the average household income that stands out, at $247,595 per year. The appreciation in home values in ZIP code 84060 is, for lack of a better word, insane. In fact, the majority of the most expensive ZIP codes experienced more than 50% increases in home values. Back in November 2019, the median home value in ZIP code 84060 was over $1.096 million. It then proceeded to appreciate by 86.7%, arriving at a median of well over $2.047 million by November 2025.

ZIP code 84098 is the second most expensive ZIP code. It is just north of ZIP code 84060, covering several places, including Atkinson, Kimball Junction, Silver Summit, Snyderville, and Summit Park. More than two-fifths of households in 84098 earn $200,000 or more a year. The median household income is $171,151 and the average household income $240,604. Home values here grew rapidly as well, by 64.7% over five years: From a median home value of $835,802 in November 2019 to nearly $1.377 million in November 2024.

The No. 3 most expensive ZIP code is also a ski resort area, 84004. This one covers an area south-southeast of Salt Lake City, centered on the city of Alpine. More than a third of households in ZIP code 84004 earn more than $200,000 per year. The median household income here is $156,786, while the mean household income is almost exactly $40,000 more. Home values grew by more than 50% here, going from a median home value of $669,168 in November 2019, to over $1.048 million as of November 2024.

To the east of Salt Lake City lies the No. 4 most expensive ZIP code in Utah, 84036. Centered on Francis, but covering Hideout, Kamas, Samak, and Woodland, ZIP code 84036 is wealthy and has gotten wealthier over the years. The median household income now stands at $122,679, while the average household income is $177,349. The surge in wealth is evident in the explosive growth in home values. Back in November 2019, the median home value was $534,551, before it took off and rose by 73.2%. Now, the median home value is $925,841.

The fifth most expensive ZIP code — 84049 — lies just opposite the mountains of ZIP code 84004. This ZIP code is centered on Midway, a city with a population of just over 6,000. More than one-third of households in 84004 earn incomes of over $200,000. The median household income is $140,500, with a mean income of $203,463. Home value appreciation here is on par with the fourth most expensive ZIP code: Over the last five years, the median home value rose by 72.3%, from $525,602 in November 2019 to $905,351.
