Recent analyses determined the richest cities in states of the Pacific Northwest, like Oregon and Washington. Here, the analysis has shifted to finding out the most expensive ZIP codes in Washington state.

Many housing markets across the United States witnessed a surge in homebuying activity in starting in the second year of the pandemic, 2023, which continued until rate hikes cooled things off a bit. Washington already had very pricey homes before this surge, and they only got more ridiculous. Read on to find out the most expensive ZIP codes in Washington in 2025, based on the latest data from Zillow’s home value index.

The Most Expensive ZIP Codes In Washington

Making use of data from Zillow’s home value index, plus the Census Bureau’s 2023 American Community Survey, the analysis combed thousands of ZIP codes from all over the U.S. This study zeroed in on the 486 ZIP codes tracked by Zillow in Washington. As part of our analysis, the study took into consideration the latest monthly home values Zillow has — March 2025 — as well as the average of 12 months of median home values from April 2024 to March 2025.

The Top 3 Most Expensive ZIP Codes In Washington

ZIP code 98039 is the most expensive one in Washington. This ZIP code is centered on the town of Medina, which is east of Seattle, across Lake Washington. This ZIP code is home to Overlake Golf & Country Club, as well as some beautiful lakefront properties. Household incomes here are incredibly high, with a median household income of $249,688 and a mean income of $459,352. Nearly 60% of households earn $200,000 or more a year. Home values increased by more than half, rising from over $3 million in March 2020 to $4.67 million in March 2025.

The second most expensive ZIP code — 98040 — covers the entirety of Mercer Island, a wealthy town located right in the middle of Lake Washington. More than half of households in 98040 earn $200,000 or more per year. The median household income is over $200,000, while the average household income is a cool $303,425. Home values grew at a similar rate to those in the No. 1 most expensive ZIP code. From a median home value of over $1.54 million in March 2020, the median appreciated by 54.8%, to reach $2.38 million in March 2025.

The No. 3 most expensive ZIP code is 98004 and it is centered on Bellevue, just to the right of Medina. This ZIP code includes communities like Hunts Point, Yarrow Point, Clyde Hill, Ashwood, Moorland, Northup, and Beaux Arts Village. More than two-fifths of households here earn more than $200,000 a year. Incomes are high in ZIP code 98004, though not as high as in the first two most expensive ZIP codes. The median household income is $176,367, while the average household income is $260,065. This is another ZIP code where home values appreciated by more than half. Even just the one-year home value appreciation from March 2024 to March 2025 was 8.1%, from a median of almost $1.88 million to over $2.03 million.

The Bottom Line On The Most Expensive ZIP Codes In Washington

King County, which contains the entire Seattle metropolitan area, dominates the top of list of the most expensive ZIP codes in Washington. The top 14 most expensive ZIP codes are located here. The first ZIP code on our list to not be in King County is 98280, which is centered on Orcas in San Juan County.
